The area

Mid City stretches along the Government Street, Florida Boulevard and North Boulevard corridors between downtown and the interstate, taking in historic neighborhoods like the Garden District, Roseland Terrace, Drehr Place and Kleinert Terrace along with Ogden Park, Bernard Terrace and others. Much of the housing dates from the 1910s to the 1950s. The Mid City Redevelopment Alliance, founded in 1991, has worked on housing and revitalization in the area (Mid City Redevelopment Alliance).

HVAC in older homes

Systems added later

Most Mid City homes were built before central air was common. When systems were added, air handlers went into attics or closets and ducts went wherever they would fit: low attics, under raised floors, in chases carved out of closets. Some layouts work fine; others leave back rooms hot and the system overworked.

Raised floors and crawlspaces

Homes on piers often have ducts under the floor. Those ducts can sweat and drip in humid weather, and if insulation is torn, condensation soaks the floor framing. Damp crawlspace air can also work up into the house.

Humidity in leaky houses

Older homes leak more air, which brings in humidity. The EPA's target is indoor humidity below 60 percent (EPA, A Brief Guide to Mold, Moisture and Your Home). Sealing ducts and big air leaks often helps comfort more than a bigger AC.

Mini-splits for tricky spaces

For additions, converted porches, upstairs rooms and houses where ducts are impractical, ductless mini-split heat pumps can be a clean solution.

Mid City HVAC FAQs

Why are the back rooms of my older house always hot?

Ducts in retrofitted systems often run long distances through hot attics or crawlspaces, and returns are limited. Duct changes, sealing or a mini-split can help.

Why do the ducts under my raised floor drip?

Cold ducts sweat when insulation is torn or thin. Repairing the insulation and sealing leaks stops it.

Can I add central air to an older home without big ducts?

Ductless mini-splits and small-duct high-velocity systems are options for homes where conventional ducts are hard to fit.
