The city
Baton Rouge is Louisiana's capital and its second-most populous city, with 227,470 residents at the 2020 census. It is the seat of East Baton Rouge Parish and the center of a metro area of about 870,000 people. The city spreads east from the Mississippi River, and its housing runs from early-twentieth-century neighborhoods near downtown and LSU to post-war subdivisions and newer construction farther out.
Climate and HVAC
NWS normals put Baton Rouge's average July and August highs around 92°F with lows in the low 70s (National Weather Service New Orleans/Baton Rouge, 1991–2020 Climate Normals), and humidity is high for much of the year. Air conditioners run long hours, condensate lines clog, and a system that cannot keep the house below 60 percent humidity invites mold. Winters are short but real: gas furnaces, heat pumps and heat strips all get a workout during cold snaps.
Homes and systems
- Older neighborhoods such as Mid City, the Garden District, Spanish Town and Beauregard Town have homes built before central air, with systems retrofitted into tight attics or under raised floors.
- Post-war and 1960s–1980s subdivisions have slab or raised homes with attic furnaces and AC coils, many on their second or third system.
- Newer homes often have two systems, one for each floor, and builder equipment reaching replacement age.
Utilities
Entergy provides electricity to most of the city. Natural gas inside Baton Rouge has been delivered by Delta Utilities since July 1, 2025, when it took over Entergy's gas business (Entergy, Gas Distribution Business Sale). For a gas smell, leave and call 911 and 1-833-DELTA-99 from outside.
Floods
The August 2016 flood, when the Amite and Comite rivers reached record levels, damaged thousands of homes in and around the city (2016 Louisiana floods). Systems replaced after that flood are now around ten years old, and ductwork that was wet but never replaced can still cause musty smells.
Tell us your neighborhood or ZIP, what the system is doing and how old it is, and we'll call you back.
